A villa sitting alongside the world’s only Four Seasons private marina has hit the market for $19.5 million. The beloved hotel brand has launched a new residence within the Costa Palmas community in Los Cabos, at the southern tip of Mexico‘s Baja California, offering residents the chance to move seamlessly from their private dock to the pool or from their front door directly to the sparkling waters of the Sea of Cortez, all while enjoying the privacy and amenities of a pristine resort setting.
“Beachfront Yacht Villa 25 was envisioned as a contemporary rustic retreat that celebrates its unique setting at the convergence of mountain, desert, and sea,” Brendan Guerin of Guerin Glass Architects, who designed the property, tells Robb Report. “Material selections for the villa draw from the region through the use of local travertine, hand-crafted tile, and natural woods—expressed in a broad array of subtle textures and honed finishes, as if rendered by the sun, sand, sea, and wind of the coastal environment.”

Inside, the villa blends natural travertine, hand-crafted tile, and warm wood finishes.

The seven-bedroom, nine-bath villa totals about 7,000 square feet of interior space, with another 8,700 square feet of covered areas on a roughly half-acre lot. Guerin emphasizes that the layout was designed to blur the lines between indoor and outdoor living: “The planning of the villa connects residents with the natural beauty of the setting through the creation of spaces that seamlessly flow together.”
Every detail is meant to make the outdoors a part of everyday life—from expansive terraces and swimming pools to outdoor kitchens and living areas, creating a sense of continuity between air-conditioned interior comforts and the dramatic landscape.

Customization is also central to the design. Guerin explains, “The villa makes use of a common planning module and interchangeable components, which allows it to be personalized to the specific needs and preferences of the owner. From the quantity of bedrooms and the types of communal spaces to more detailed specifics regarding outdoor kitchens, living areas, and pool configurations, owners are provided extensive flexibility in how they choose to live and interact with the setting.”
The 1,500-acre Costa Palmas development by the Irongate Group includes a Four Seasons resort as well as an Aman resort, plus several additional residential developments. Along with full concierge services for spa treatments, reservations, and excursions, homeowners at Costa Palmas enjoy private beach access, a yacht club, and a golf course, plus a marina village with a nightclub. The community’s array of world-class restaurants includes Nancy Silverton’s Mozza Baja, serving her signature wood-fired pizzas, and the beachfront Delphine Day Club, the latest culinary project from Michelin-starred chef Ludo Lefebvre.
